Since 1st January 2011, a test has to be done on the state of the "assainissement non collectif", current for the Acte de Vente.

What happens if the exact location has never been pointed out, and it's one of those old ones that never needs emptying, because it's for minor use - not a principal maison?

Anyone know? :-?

I think that it would be a good idea to find it, because "it's one of those old ones that never needs emptying," is a myth, all septic tanks need to be emptied some time or other, the time span is one that cannot be determined without knowing the size of the tank and usage, but the regulations now state that the tank should be emptied every four years

New house, old house it doesn't matter - the vendor MUST supply a report from the local body (Spanc, Aquareso or whatever they are named in your area).
If they can't find the fosse or any part of the system, such as the post-fosse filtration system, this will be marked on the report as non-conforming.
ALWAYS try to find out what you have got before you market a house.
AND did you know, I didn't until this morning, that if you sell a house which is on on mains drainage nowadays Spanc/Aquareso will be asked by the Notaire to confirm that this is indeed the case. Such a report was charged at 66€ here, today, for a little house in the middle of the village.
However, I see that they just checked there was a connection, not what was connected to it. This won't normally be a problem but, for example, I know that our neighbour's wc goes into a fosse, and that only their kitchen sink actually goes into the mains!

Think we nailed it, with a bit (ok then, a lot!) of help from previous owner who had actually installed the system. :-bd

Interesting point that the SPANC lady said, is that it is not obligatory to empty a fosse every four years - that's the guideline for a family home in full time use. Second homes and suchlike may not need doing for 8 to 10 years - as and when it deems necessary (and preferably before it goes solid or overflows! :ymsick: )

So, not as strict as we thought!
