I'm thinking of putting an offer in for a property. however I'm currently in the wrong hemisphere and I'm a bit out of touch with current economic situations regarding house sales.

Is it a buyers market? could I be cheeky with my offer? ;;)

Any advice gratefully recieved.

I would be very nervous about putting in an offer on somewhere you haven't seen, I've been shocked too many times by things that aren't in the photos.

If it's in my area I would be happy to visit and take extra pics for you.

As to price it really depends why someone is selling. It's not unusual here for people to put a holiday rental property on the market every now and again to see if someone will buy it at a good price but the seller isn't necessarily bothered if they sell or not.

Scooby - don't forget to have a squizz on Google Earth. Even if you don't know the exact property, you can at least see what the surrounding area is like. The estate agents won't tell you if the house is 100m from the local decheterie, or that there's a whopping great pylon or one of those wind farm things within view of the house.

I agree with Clarelouise - don't buy before you've seen it in the flesh. I've read enough sob stories from those who have. Apart from anything else, if you see it, you can then make an offer and you may even save yourself the air fare to get there ;)

What I meant was, is the market a bit stagnent and are people accepting lower offers in order to sell?

I have a bit of experience of buying properties ;)

I've seen a few properties that I'm going to try to visit at some point.

Hi!

All depends on your property, its type, and where it is.

Paris ( City ) prices are no longer increasing.

Ile de France : they are slightly going back up to 5%/7%

Countryside: most agency consider that prices could go down by up to 10% this year.

NB. Personally I would think that properties with prices over € 200,000 will draw few potential buyers ( According to the area - eg. it will be quite different in the Deux-Sèvres and in the Dordogne .)

Important would be to have no problems with the diagnostics - and with a passed " fosse" so that potential buyers have nothing too concrete on which they can try and negotiate ( usually just before signing the "compromis "
At present it seems that buyers are not too DPE ( Diagnostic Performance Energétique) conscious, although that is a measure ( at present not too reliable ) of future heating costs.

Pom's right. Certainly around here, properties of 200,000€ and upwards move very slowly as few locals can afford them. Properties that have been renovated and put back on the market at a higher price tend to stick unless someone from outside (Paris, for example) comes along and has a coup de coeur.

I think properties by the sea will always be more expensive - but in the end, they are only worth what someone will pay for them!
It is certainly always worth making an offer - it's surprising what people will accept if they are keen to sell. It's useful checking if something has been on the market for some time.

IMHO email is yet to be embraced by most of commercial France, try sending one to a bank, insurance company, government department or assorted businesses :-?
Come to that, try writing a letter, 'phoning etc.etc. communication is difficult here and we often wonder how businesses survive with such poor interaction with clients ...?

interestingly enough (well, perhaps not that interesting) I have found one particular property on 3 different immo sites. I have had no replies from any of them. but by a stroke of luck last night I found the property on a private sale site so I have the owners mobile number. I'll have to bite the bullet and phone them - not cheap from here - 2.90€ a minute with SFR x_x

I wonder how they'll take it when I tell them the agents arn't even trying to sell their house.

Anyone experienced a quick sale or is it the usual 2 months - stretched to 3 and sometimes even 4 in the holiday season?

some friends near Castelfrank Lot sold in two weeks. must be a record in these times.

House purchase isn't a quick in and out in my mind so any investment will pay off some time in the future.
In my 50 years in the business, building and investing in property both here and back in the UK I have never lost but have gained a little, some times a lot. Last year the French took out over 2 billion euro from insurance a vie mostly to invest in property i did the same with some of ours, in these times bricks and mortar, or La Pierre if you like are a good investment.

On a short time basis, it is understandable that people are waiting ( could last till beginning of next year for the coming ) governmental measures, and that applies especially to the French which finally are generally responsible for the trends, except in Paris Centre )

Of course there is a big difference between " maisons secondaires " and rental properties, because the objectives are quite different.Notwithstanding for the first ones, potential buyers could count on further possible price reductions which will be the initial impact of coming measures.

However past and future, on a long term basis " pierre" investment in France has always been ( and will be ) a privileged investment, less subject to other financial market variations.

Well, We've started looking for properties again.

Once again a bit difficult being in the wrong hemisphere. Last week I wrote at least 15 e:mails to a variety of private vendors and immo's

I have not had even 1 reply back. What is wrong with people? If they don't want to communicate via e:mail they should not advertise on web sites.

where are you looking to buy? You could always ask folk to keep an eye out for the type of property you're looking for to see how the market is behaving........things pretty stagnant or slightly on th drop in normandy as far as I can gather..... whats is like elsewhere?

Housing market?
If you can accept 25% less than say a 2007 valuation then you will sell within 6 months. That is the current opinion of agents around here. (We are thinking of selling)
Poor in € but about even in £ due to devaluation of the pound. Depends which currency you operate in.
